Maclab Development Sells Student Housing-Multifamily Project for $198 Million
A two-tower residential complex in Edmonton’s Garneau neighbourhood sold for $198 million to BentallGreenOak. Maclab Development Group, the seller, also built the combined multifamily and student housing towers.
The two high-rise towers at 86 Avenue SW were branded differently and had separate purposes. Laurent, at 20 storeys, offered 493 beds for students attending the University of Alberta. Next door is the Eleanor, a 30-storey, 272-unit market-rate apartment complex anchored by 7,000 square feet of retail.
Coordinating the sale while maintaining strong operational performance required careful financial reporting, data transparency and alignment between ownership, advisory teams, and incoming capital.
Ensuring a smooth transition across two independently operating towers added another layer of complexity. This was addressed by disciplined asset management and structured communication throughout the process.
These are some of the reasons why Maclab Development Group was honored with Connect Canada’s Transactions of the Year Award for building and selling the Laurent and Eleanor. The award highlights deals and closings impacting Canada’s commercial real estate sector.
