A more than 400,000-square-foot industrial lease in the Montreal suburb of Laval, Que., stands out as one of the larger new-construction commitments in the market at a time when large-bay industrial deliveries had been limited.<\/p>\n\n\n\n
The deal, completed in March 2025, was brokered by Colliers Senior Vice-president Connie Amero, who is based in the firm’s Dartmouth, N.S., office and Beatrice Roquet, a vice-president based in Montreal. Amero and Roquet worked with their client, a large courier company, to identify a purpose-built facility aligned with the tenant’s long-term growth and operational needs.<\/p>\n\n\n\n
After reviewing multiple options, conducting site visits and co-ordinating with the landlord and engineering teams, the parties secured a customized fit-up within a new industrial facility designed to support the client’s operational efficiency and expansion plans. Developer and landlord Rosefellow purchased a land parcel adjacent to its site, allowing for the movement of trucks in and out of the property.<\/p>\n\n\n\n
The tenant had originally sought a 250,000-sf space but later decided to lease the entire building and enjoy full occupancy of the site to do what the company wanted without any obstacles.<\/p>\n\n\n\n
The transaction moved forward without significant obstacles, aided by Rosefellow’s efforts to ensure a smooth transition process. Amero estimates that the deal came together in about a couple of months. The lease also highlighted how existing industrial product in the Montreal market can be adapted quickly to meet large-scale logistics and growth requirements.<\/p>\n\n\n\n
This deal marked the first time that Amero and Roquet had worked together. They had never met but Amero connected with her after searching for Colliers colleagues in the Greater Montreal Area who were members of SIOR.<\/p>\n\n\n\n
Since brokering the Laval deal, the two Colliers professionals have completed a number of other deals together.<\/p>\n\n\n\n
