Ace Brampton Targets Small Businesses Seeking Industrial Ownership

Storytime is preparing to launch sales at its 100K-SF Ace industrial condominium project in Brampton, bringing about 40 small-bay units to a six-acre site on Ace Drive.

The project, immediately south of the Mayfield Auto Mall, is being developed with Fiera Real Estate through its Canadian Built Opportunities Fund. Most units will range from 2K to 3K SF, with flexible zoning intended to accommodate a mix of industrial, automotive and related businesses.

The site had most recently been marketed at $2.925M per acre, or about $17.5M for the full parcel. Storytime and Fiera have not disclosed the purchase price.

“There’s a lot of small business owners that would love the opportunity to own their unit, but can’t afford to buy the entire building,” Storytime founder Josh Marlowe told Connect.

That ownership model is being tested as the broader GTA industrial market begins to stabilize after several years of softening. Colliers recorded 3.5M SF of absorption in the second quarter as vacancy fell to 2.2%.

CBRE also expects small and mid-bay industrial properties to outperform larger facilities in 2026, citing the broader range of occupiers that can use smaller spaces.

“I just feel that the small-bay market is still underserved,” Marlowe said. “When you really dive into the data, the small-bay side has held up better than some of the big stuff.”

Ace’s location could also help shape its buyer mix. The surrounding node includes BMW, Mercedes-Benz, Honda, Volkswagen and other dealerships, making automotive and auto-adjacent businesses a natural target.

Storytime has not begun taking reservations while it finalizes condominium documents and purchase agreements, though Marlowe said brokers are already seeing early interest.

He expects Ace to be the first of several industrial condominium projects.

“If I could find two or three more sites, I’d purchase them right now,” Marlowe said, adding the harder part is finding landowners willing to accept current industrial values rather than pricing based on the market several years ago.
