Amazon Builds Massive Dartmouth Distribution Centre

Amazon is developing a $200-million operations hub in Dartmouth that would become its largest fulfilment centre east of Ontario.

The proposed two-storey building would have a footprint of more than 1.2 million square feet on approximately 82 acres in Burnside Industrial Park.

Amazon bought the property for $25.2 million in 2026 and will own the site rather than lease the completed facility.

A municipal building permit application describes the project as a large-scale industrial fulfilment facility and lists an estimated construction value of $200 million. The application, submitted July 30, remains under review.

Amazon has not disclosed an expected completion date, projected employment or whether the facility will handle sortable merchandise or larger products.

Amazon has not released hiring projections for the Dartmouth facility. Employment at its Canadian operations varies considerably depending on a building’s function and level of automation.

Burnside and the adjoining City of Lakes Business Park cover approximately 3,400 acres and have direct links to 100-series highways and rail infrastructure. Halifax describes Burnside as the largest industrial park north of Boston and east of Montreal, with an estimated 30,000 workers.

The development will be Amazon’s second operations facility in Nova Scotia. The company opened a warehouse and last-mile delivery station at 180 Thornhill Drive in Dartmouth in 2021, about five kilometres from the new site.
