
Bayfield, Partner Aim to Develop 12-Tower Complex in Pickering
Two local investment and development companies are proposing to redevelop an open shopping centre in Pickering, Ont., as a massive mixed-use development project.
Plans call for the construction of 12 towers ranging from 20 to 43 storeys, along with 5,297 multi-residential units, and retail and office spaces.
Pickering is part of the Greater Toronto Area. The property is known as the Shops at Pickering Ridge and located at 1755 Pickering Parkway.
Bayfield Realty Advisors and Pickering Ridge Lands have filed a development application that revised an initial version submitted in 2022, after discussions with city administrators. The application unfolding now resulted from new city development rules that allow for larger projects in the area.
The city has scheduled a hybrid public meeting on November 4. The project will reviewed for approval at a later date.
The project would also include 280,970 square feet of retail, plus other spaces that would include office. Plans call for some existing stores to resume operations in revamped premises within the new development.
Current retail tenants include Staples. Goodlife Fitness and Blue Sky Supermarkets. Other existing commercial tenancies are also expected to be included in the project.
Zelinka Priamko, a local land-use planning firm filed the original and revised development applications on behalf of the two developers.
Bayfield and Pickering Ridge bought the remaining 50% in the property, including about nine acres of adjacent development lands, in 2016 from a public fund administered by Sunset Realty Advisors for $30.75 million.
