Beedie Lands 2 Tenants At 2.5M-SF Delta Industrial Park

Beedie has landed Medline Canada and Martin-Brower as the first two confirmed tenants at Parkwood Industrial Estates, its planned 2.5M-SF industrial park at 5224 88 St. in Delta, B.C.

Medline will occupy a 185K-SF warehouse and distribution centre at 8858 Pineland Dr., nearly doubling the combined size of its existing B.C. operations. The facility will support the company’s healthcare and dental businesses across Western Canada.

Martin-Brower, a major supply-chain partner to McDonald’s Canada, is also developing a distribution centre at Parkwood. The company previously said the facility will triple its current Vancouver-area square footage and pallet capacity and double its loading capacity. It is expected to open in summer 2027.

The tenant commitments come as Beedie and the Dhanda family formally broke ground on the broader 145-acre development.

Once built out, Parkwood is expected to contain 2.5M SF of industrial space for logistics, distribution and other users, making it one of the largest new industrial developments underway in Metro Vancouver.

“Ten years ago, this was an ambitious vision,” Ryan Beedie said. “Today, it is the largest industrial development breaking ground in Metro Vancouver.”

Beedie is also developing a new 78th Street interchange connecting the site with Highway 99. The interchange is expected to be completed in 2027.

Parkwood is being marketed for large-format build-to-suit projects, with access to Highway 99, Highway 17, Deltaport and Vancouver International Airport.
