BTB Sells Complexe De Léry In Trois-Rivières For $20 Million
BTB Real Estate Investment Trust has sold Complexe de Léry, a two-building office and retail complex in downtown Trois-Rivières, Que., for $20 million.
The complex comprises separate buildings at 1500 Royale St. and 505 Des Forges St. Constructed in 1990 and renovated in 2021, the buildings contain more than 149,000 square feet of leasable space. BTB acquired them in June 2007.
Together, the buildings were 80.3 per cent occupied as of June 30, 2026. By comparison, BTB’s portfolio occupancy was 91.8 per cent as of March 31, although BTB did not cite occupancy as the reason for the sale.
BTB said the properties no longer aligned with its investment objectives. It plans to redeploy the net proceeds into industrial acquisitions, further increasing the industrial share of its portfolio.
The trust did not identify the buyer.
Following the disposition, BTB owned and managed 72 properties with approximately 5.9 million square feet of leasable space.
In March, the trust said industrial assets accounted for 38 per cent of its portfolio, up from 22 per cent five years earlier.
