A northwest Calgary office building housing Maple Reinders and a life-sciences hub has sold for $6M.

The 18,129-SF Class A property at 32 Royal Vista Dr. N.W. sits on 1.58 acres in the Royal Vista Business Park. Avison Young represented the seller in the transaction.

Maple Reinders, one of Canada’s largest construction companies, has its Calgary office in the building. Marketing materials show the company occupying part of the second floor, where as much as 8,977 SF had been offered for occupancy beginning in August.

The ground floor has a more specialized use. Biohubx operates Biospace 1 at the property, a 9,100-SF shared laboratory and office facility built for early-stage life-sciences companies.

The building was completed in 2013 and includes 78 surface parking stalls, a fitness facility and access to Stoney Trail.

The $6M sale equates to about $331 per SF. Barclay Street research shows the property previously traded in 2016 at $601 per SF, putting it among Calgary’s higher-priced office transactions that year.

Avison Young said the latest purchaser is an owner user, although the buyer was not disclosed.
