Canad Inns Tests Market For Three Downtown Winnipeg Landmarks

Canad Inns has placed three prominent downtown Winnipeg properties on the market, creating a rare opportunity to reposition a connected group of hotel, office and entertainment assets.

The portfolio includes the 29-storey, 263-room Radisson Hotel Winnipeg Downtown at 288 Portage Ave., the neighbouring nine-storey Somerset Building at 294 Portage Ave. and the Metropolitan Entertainment Centre at 281 Donald St.

According to Colliers, the Somerset Building and the Met may be purchased separately, together or as part of a broader portfolio that includes the Radisson. No asking prices have been disclosed.

The properties form a contiguous campus within Winnipeg’s Sports, Hospitality and Entertainment District. The Radisson and Somerset Building connect internally on two levels, including a skywalk connection leading directly to Canada Life Centre. The portfolio is also near True North Square and the RBC Convention Centre Winnipeg.

The Met, originally opened as a movie theatre, is a designated heritage building that Canad Inns restored and reopened as an entertainment and event venue in 2012. The company acquired the Somerset Building in 2018, consolidating its ownership at the corner.

The listings arrive as several major downtown properties face redevelopment or possible changes in ownership. Work is underway to transform the former Hudson’s Bay building and Portage Place, while IGM Financial recently announced plans to market One Canada Centre farther west on Portage Avenue.

Together, the properties could give investors an unusual foothold in a downtown corridor undergoing significant transition.
