Cantiro Sells 74-Unit Kenton Flats In Fund’s First Disposition
Cantiro has sold Kenton Flats, a 74-unit purpose-built rental property in Spruce Grove, Alta., marking the first completed disposition by its Cantiro Opportunity Fund since the investment vehicle launched in 2024.
The four-storey property at 39 Kenton Way includes 39 one-bedroom and 35 two-bedroom apartments. Cantiro said the building was 97% occupied before the sale.
The buyer and sale price were not disclosed.
The fund acquired the project in March 2025, with Cantiro handling development, construction, leasing and asset management through its vertically integrated platform. Leasing began in October 2025 and construction was completed the following month.
Cantiro founder and CEO George Cantalini said the sale demonstrates the fund’s ability to execute across the full development cycle, “from acquisition and construction through lease-up and exit.”
The property sits in Spruce Grove’s Westwind area, west of Edmonton, near the Yellowhead Highway corridor and grocery-anchored retail development.
Cantiro launched the open-ended fund to invest primarily in purpose-built rental and mixed-use development projects, targeting returns through development, lease-up and eventual asset sales.
Its current portfolio includes the 315-unit Onyx rental project in Calgary and a 145-unit townhome development in Edmonton’s Heritage Valley. The fund is also pursuing projects in Ontario, including an 88-unit rental development in Kitchener.
