CC&L Move To Newer Vancouver Tower Leaves 44K-Plus SF Behind
More than 44K SF of former Connor, Clark & Lunn Financial Group space has come to market at Vancouver’s FortisBC Centre, after the investment firm moved into one of downtown’s newest office towers.
The three full floors CC&L vacated at 1111 W. Georgia St. — floors 21 through 23, totalling 43,830 SF — became available Oct. 1. CC&L also left part of the 17th floor, CBRE’s Bill Coulter told Connect.
The timing puts a fresh block of older Class A space on the market just as the gap between newer towers and older downtown buildings is becoming harder to ignore. CBRE said this week that the vacancy spread between premium and lower tier downtown offices across Canada has reached a historic high, with tenants continuing to favour higher quality space.
CC&L had already made that move, relocating to the nearby B6 complex at 1090 W. Pender St., where it signed an 82K-SF lease across five floors in 2024. The BGO and OPTrust tower was completed in 2023.
FortisBC Centre, built in 1992, is now being refreshed as it competes for a different mix of tenants.
Coulter said the building has just completed a 4,500-SF fitness and wellness area for tenants and cyclists, while the 16th floor is being built out with improved suites ranging from 2,500 to 3,500 SF.
Separate vacancy on the 20th floor means CBRE can also market 55,630 SF contiguously across floors 20 through 23.
