Central Walk Reworks 310K SF Of Former Bay Space At Two B.C. Malls

Central Walk is carving 310K SF of former Hudson’s Bay space into new retail, dining and entertainment uses at Woodgrove Centre in Nanaimo and Mayfair Shopping Centre in Victoria.

At Woodgrove, 6631 Island Highway North, Korean-founded Asian supermarket chain H Mart will anchor the second floor with a 30K-SF store. The first level will include TM Wander, a food hall and marketplace concept inspired by Asian street markets, with about 30 vendors, along with a family entertainment centre offering children’s activities, events and sports facilities.

Central Walk expects $30M to $40M in combined landlord and tenant investment at Woodgrove. Demolition and permitting are expected to begin before year end, with the major new uses targeted to open in spring or summer 2028.

At Mayfair, 3147 Douglas St., demolition is already underway. Plans call for another TM Wander marketplace alongside Haidilao, the international Chinese hot pot chain, which would make its Vancouver Island debut. The redevelopment also includes a two-level atrium, new retail and dining space, event areas and a redesigned food court, with opening targeted for spring 2028.

Central Walk is also in advanced discussions with an unnamed international retailer that is considering locations at both malls and could become another major anchor at Woodgrove.

The projects replace two traditional department store boxes with multiple traffic generators spanning grocery, restaurants, entertainment and specialty retail.
