Consumer Centres Buys 116K-SF New Brunswick Mall From Crombie

Consumer Centres has acquired Charlotte Mall, a 115,953-SF shopping centre at 210 King St. in St. Stephen, N.B., from Crombie, taking on a property with a large block of long-vacant retail space available for repositioning.

The Montreal-based owner said the centre’s existing tenants include Giant Tiger, Dollarama, Jean Coutu, NB Liquor, CIBC and Bell Aliant. Charlotte Mall sits near Highways 1 and 3 and the Canada-U.S. border crossing with Calais, Maine.

The property includes approximately 45,630 SF of vacant large-format space formerly occupied by Sobeys. The space has been marketed for lease since at least 2015 and remains one of the principal opportunities for the new owner to add tenants and increase activity at the centre.

Crombie previously described the property as a retail plaza with two freestanding buildings and about 250 parking spaces. The former enclosed mall was converted to a retail plaza in 2010.

Partners Global marketed Charlotte Mall for Crombie through an unpriced sales process, highlighting the vacant large-format space as an opportunity for an investor or owner-occupier. Partners Global confirmed the completed sale this month.

David Klaiman of Oberfeld Snowcap advised Consumer Centres on the acquisition. Consumer Centres has not disclosed the purchase price.
