EMD-Batimo Breaks Ground on Two Montreal Rental-Housing Complexes
EMD-Batimo has commenced construction on two multi-family rental-housing complexes in the Greater Montreal Area.
Groundbreaking ceremonies were held Thursday at their respective locations in Pointe-Claire, Que., and Saint-Hilaire, Que. The two projects have a combined value of $146 million, said EMD-Batimo.
Both projects bear the company’s Lib banner and target active individuals aged 55 and over. The two developments are scheduled for completion in spring 2026.
Located at 325 Hymus Boulevard in Pointe-Claire, on Montreal’s West Island, Lib Hymus will blend urban convenience with serene, green surroundings, said EMD Batimo. The 10-storey development will feature 205 rental condominiums ranging from one to three bedrooms. The property is situated near public transit and essential services.
Lib Mont Saint-Hilaire is located at 505 Sir-Wilfrid-Laurier Boulevard in Mont-Saint-Hilaire. The project will offer 132 rental condos in a four-storey building. With breathtaking views of Mont-Saint-Hilaire, the development emphasizes tranquility, surrounded by green spaces while remaining conveniently close to shopping and services, said EMD-Batimo.
The Lib banner caters to young retirees and semi-retirees looking to downsize without transitioning to traditional seniors’ residences. These developments prioritize safety, community, and active lifestyles with amenities such as: Welcoming lounges, gyms and billiards rooms, community kitchens, swimming pools and outdoor patios with barbecues.
The rental units feature contemporary designs, ample natural light and five appliances. Services such as electricity, hot water, air conditioning, cable TV, and high-speed Internet are included in the rental price.
The first Lib complex, Lib Aylmer, was built in Gatineau, Que. EMD-Batimo is also developing a Lib project, Lib Kanata, in Ottawa, with the opening slated for 2027.
“Our decision to expand the Lib banner into multiple markets is in keeping with our strategic vision,” said Francis Charron, president of EMD-Batimo. “With our vertically integrated structure combining the roles of developer, builder and operator, we are able to deliver a product of high quality, controlling every step of the project and, above all, satisfying our customers’ most exacting expectations.”
Founded in 1994, EMD-Batimo is a leader in Quebec’s construction and real estate sectors. With about 10,000 units built or in development, the company specializes in multi-residential and retirement housing, emphasizing sustainable practices and innovation through artificial intelligence and ESG initiatives.
