Fitzrovia Acquires Two Downtown Montreal Apartment Towers

Fitzrovia has acquired two downtown Montreal apartment buildings for an undisclosed price, the company announced.

The Le Smith and C-Lofts are located near the McGill and Concordia university campuses. As a result of the acquisitions, Fitzrovia now has more than 700 residential rental units in its Montreal portfolio.

Le Smith is located at 2100 Bleury Street, stands 24-storeys and contains 360 units. The C-Lofts tower is located at 375 Concorde Street and has 157 units within 22 floors.

Fitzrovia plans to upgrade the building through a multi-million-dollar capital improvement program. The improvements will include upgraded amenities, hotel-quality hospitality, and enhanced property management.

“With record low vacancy rates and rising housing demands driven by immigration, young people entering the rental market and people seeking to downsize, Montreal needs more quality rental supply and we believe our award-winning rental operating approach is resonating in the city,” said Adrian Rocca, CEO and founder of Fitzrovia.

“We are investing today to transform these buildings with carefully planned upgrades, including new world-class amenities and resident-focused programming, setting a new standard for rental living in the Montreal market.”  

Toronto-based Fitzrovia announced that it will also open its Montreal corporate office in a 12,000-square-foot newly renovated space downtown at 2001 Robert Bourassa Boulevard in 2025.

The space was designed by Bahar Joshan Poosh, Fitzrovia’s vice-president of design.
