Four Mixed-Use Res Towers Planned Near Vancouver’s Renfrew SkyTrain Station

A proposed major redevelopment near Vancouver’s Renfrew SkyTrain station is slated to deliver four mixed-use high-rise residential towers containing 1,959 homes.

Developer Sightline Properties has filed a development application with the city. Arcadis Architects, the project’s designer, prepared and submitted the application for Sightline.

The sloped development site encompasses 2808-2888 East Broadway, 2813-2881 East 10th Avenue and 2528-2580 Kaslo Street in east Vancouver’s Renfrew-Collingwood area.

This marks the first major development to proceed under the City of Vancouver’s newly approved Rupert and Renfrew Station Area Plan, which envisions transit-oriented density and high-rise housing around the two Millennium Line stations, according to the Daily Hive. The development application stresses the proposed project’s compatibility with the newly adopted area plan.

Sightline is aiming for landmark towers, active street-level podiums, and sustainable design features to support long-term growth in the district.

The site spans 133,000 square feet and, together, the four buildings are slated to comprise about 1.4 million square feet.

If all goes according to plan, the project will rise on a three-acre site assembled from 26 single-family houses. According to the Daily Hive, Sightline purchased the homes for a combined $100 million.

The towers are slated to range from 39 to 45 storeys, and will be built in four phases beginning with the southeast condominium tower.

The development aims to provide 1,386 condominium units and 573 secured purpose-built rental homes, including 114 below-market units. The rental housing will be concentrated in the northwest tower, while the other three towers will contain strata condominiums. Unit sizes across the project will include studios, one-bedrooms, and larger family-oriented homes. Residents will have access to shared indoor and outdoor amenities, including a landscaped courtyard with a pedestrian pathway linking East Broadway and East 10th Avenue.

Retail and restaurant space totalling 15,000 sf are proposed for the ground floors of the northwest and northeast towers fronting Broadway.
