Fully Leased 104K-SF Kamloops Retail Centre Moves For $31.7M
JLL has completed the $31.65M sale of Aberdeen Village Centre, a fully leased Kamloops shopping centre anchored by four national retailers.
The 104K-SF neighbourhood centre at 1395 Hillside Dr. is anchored by Staples, PetSmart, Indigo and Mark’s. JLL’s Edgar Buksevics said the brokerage had completed the sale of a fully leased, top-performing Kamloops retail property, while JLL’s transaction records identify Aberdeen and the $31.65M price.
The deal closes out a sales process launched in April, when JLL marketed the centre on the strength of its occupancy and established tenant base. National and regional retailers accounted for 94.5% of GLA and 92.2% of base rent, with an average tenancy of 14.5 years.
Other tenants include Moores, Pharmasave, BFL Insurance and One Boardshop.
Aberdeen sits near Aberdeen Mall and the Trans-Canada Highway, with offering materials citing exposure to more than 28,000 vehicles a day and a Kamloops trade area of nearly 128,000 people.
Capital City Shopping Centre has listed Aberdeen among its properties, with Salthill Property Management overseeing the centre. The buyer and selling entity have not been disclosed.
