Groupe HD Enters Seniors’ Housing With 415-Unit Montreal Project

Groupe HD is entering Quebec’s private seniors’ housing market with plans for several Montreal developments, even as the province says nearly 100 residences have stopped operating annually since 2020.

The Montreal developer has partnered with Groupe Patrimoine, an established seniors’ residence operator, beginning with a 415-unit project on the Island of Montreal. Its location, investment value and construction schedule have not been disclosed but are expected to be announced shortly.

Additional residences are being planned for several parts of Montreal, although the partners have not disclosed the number of projects or their prospective unit counts.

Groupe HD will oversee real estate co-development and construction, while Groupe Patrimoine will participate in development and operate and manage the completed residences. The operator employs more than 720 people and serves over 2,500 residents, primarily in the Quebec City region.

“Since 2020, nearly one hundred private seniors’ residences have stopped operations every year,” the Quebec government said in its 2025-26 budget. It has committed nearly $1.1 billion to measures intended to support the sector and limit closures.

Seventeen per cent of Quebecers aged 75 and older lived in seniors’ residences, compared with five to 10 per cent in other provinces, according to CMHC.

Groupe HD has approximately $4 billion in assets under management and is involved in nearly 30 projects representing about 10,000 residential units.
