GWLRA Plans Two Mixed-Use Towers Near Main and Terminal

GWL Realty Advisors plans to develop a large, two-tower mixed-use project in Vancouver near Main Street and Terminal Avenue.

The development at 1296 Station Street aims to meet the needs of Vancouver’s emerging healthcare district in the False Creek Flats area.

The site is located one block from the new St. Paul’s Hospital and adjacent to the Main Street-Science World SkyTrain Station. The project is set to become a cornerstone of the city’s healthcare infrastructure, said Toronto-based GWLRA in a news release.

The company has filed a development application with the City of Vancouver, seeking to rezone the property to mixed-use from office. The project appears to be in line with others in the area as the city strives to develop more transit-oriented multi-residential housing projects in accordance with relatively new provincial legislation.

“Our proposal supports the area’s future hospital community by providing much needed rental accommodation for those who will work at or visit the hospital, as well as medical office space and retail services,” said Geoff Heu, GWLRA’s vice-president of development. “The vision is to complement St. Paul’s and its diverse population and needs.”

The proposed development’s two towers are slated to stand 28 storeys above a commercial podium. The podium is envisioned to include space for a grocery store alongside offices tailored for medical and laboratory uses.

The project is set to deliver approximately 400 rental homes, ranging from studios to four-bedroom units that cater to a diverse array of residents. The site is bordered by Terminal Avenue to the south and Pacific Central Station to the north.

Heu said the project will play an important role in the revitalization of the area.

The property’s transformation to a mixed-use site seeks to balance residential, commercial, and healthcare needs, positioning the development as a key contributor to the city’s evolving landscape, according to GWLRA.
