Heritage Approval Advances Lamb’s $7M London Conversion
Developer Brad Lamb is investing $7 million to convert the heritage Wyatt Building at 300 Dundas St. in downtown London from offices into 17 market-rate rental apartments, while retaining retail space on the ground floor.
The three-storey building will contain a mix of one- and two-bedroom units. Work has been underway since March, and Lamb has said the apartments could be available for rent early next year.
The conversion brings housing into a building that Lamb initially expected to retain largely as commercial space after acquiring it for $2.2 million in 2021. He later considered adding floors and creating a boutique hotel, but shifted course as London’s commercial leasing market weakened.
City support includes a $595,000 grant awarded in April through London’s Housing Accelerator Fund office-to-residential conversion program, along with $250,000 in loans under the Downtown Community Improvement Plan.
The Wyatt Building dates to 1927 and is a designated heritage property within the Downtown Heritage Conservation District. City heritage records show staff processed approval for alterations to its exterior windows and doors during the first quarter of 2026.
The project also marks Lamb’s return to investing in downtown London after selling much of his property in the core during the 1990s.
Lamb told the London Free Press that a successful conversion could lead him to pursue approximately 20 more projects. No applications, addresses or company materials independently confirming that prospective pipeline were publicly available as of the publication date of this report.
