Imperial Equities Buys Grande Prairie Wajax Facility For $10.95 Million
Imperial Equities has added a Wajax maintenance hub in Grande Prairie to its growing portfolio of industrial properties across Western Canada.
The Edmonton-based company paid $10.95 million for the property at 11115 100th Ave. The transaction closed July 31.
Wajax occupies the 40,411-square-foot industrial warehouse, which sits on 4.55 acres. The operation was formerly part of NorthPoint Technical Services, an electromechanical repair business Wajax acquired in 2020 and folded into its operations in 2025.
The Grande Prairie branch provides electric-motor and generator sales and service, along with pumping solutions. Imperial Equities describes the property as a maintenance hub for Western Canada’s energy and forestry industries.
Imperial Equities did not disclose the lease term or the transaction’s capitalization rate.
The deal comes amid tight Alberta industrial conditions. Edmonton’s availability rate was 4.5 per cent in the second quarter, compared with 5.5 per cent nationally. About 450 kilometres northwest of Edmonton, Grande Prairie serves the oil and gas, forestry, agriculture and construction sectors, supporting demand for specialized industrial facilities.
Imperial chief operating officer Adam Chadi said the acquisition expands the company’s presence in northwestern Alberta and northeastern British Columbia, a region supported by natural gas and forestry activity.
The purchase also builds on Imperial Equities’ relationship with Wajax, which occupies several properties in its Western Canadian portfolio. Imperial focuses on industrial, commercial and agricultural real estate in selected Western Canadian markets.
