KingSett Opens 494-Unit First Phase Of West Square

KingSett has formally opened the first phase of West Square in Etobicoke, delivering 494 purpose-built rental homes in the first completed ground-up development from its Affordable Housing Fund.

The two-building project near Bloor Street West and The East Mall includes the 11-storey West Square Parkview at 15 Gibbs Rd., with 217 affordable units, and the 30-storey West Square Cityview at 25 Gibbs Rd., with 277 market rentals.

The affordable units, ranging from studios to three-bedroom apartments, will remain affordable for at least 40 years. The City of Toronto provided approximately $11.9 million in incentives for the first phase, while the federal government previously committed $235.9 million in low-interest construction financing through its Apartment Construction Loan Program.

Both buildings are powered by a shared geothermal system and achieved the Canada Green Building Council’s Zero Carbon Building Design standard. A 22,000-SF city park is expected to open this fall.

KingSett launched its Affordable Housing Fund in 2020 to invest in rental developments combining market and affordable housing.

West Square will ultimately grow to 1,135 rental homes. A second phase is planned to add another 641 units across two buildings, extending one of KingSett’s largest purpose-built rental projects in Toronto.
