Kitchener Office Market Gets 27K-SF GloveBox Lease

A century-old factory that once produced gloves in downtown Kitchener has landed the city’s largest downtown office lease of 2026.

A 27,103-square-foot lease has been signed at GloveBox, the seven-storey office development built around the restored former Huck Glove factory at 120 Victoria Street South in Kitchener’s Innovation District.

JLL announced the transaction on behalf of landlords KingSett Capital and Zehr Group. The tenant and financial terms were not disclosed.

While the company remains unidentified, Kitchener Mayor Berry Vrbanovic said it is new to the city, adding that he looks forward to welcoming the tenant to its new home.

The lease represents about 18 per cent of GloveBox’s approximately 147,800 square feet of rentable office space.

The original industrial building dates to the early 1900s and was later home to Huck Glove. Its brick-and-beam structure was retained and incorporated into the GloveBox redevelopment, which added modern office space and a rooftop terrace while preserving elements of the former factory.

GloveBox forms part of the larger Garment Street development and was developed through a partnership involving KingSett, Momentum Developments and Zehr.

Existing tenants include KPMG, Kuehne+Nagel and JLL.

The latest deal follows a separate 6,562-square-foot lease at GloveBox announced by JLL in February.
