Latest Capilano Mall Redev Plan Calls for 11 MF Towers
A new redevelopment proposal for Capilano Mall in North Vancouver, B.C., calls for the construction of 11 multi-family residential towers as part of a large-scale, mixed-use transformation of the site.
The revised master plan application was submitted by QuadReal Property Group to the City of North Vancouver. The plan outlines a total of about 3,400 high-density, multi-residential units, including a mix of rental and ownership housing. At least 30% of the units are proposed as rentals, with 10% of those targeted for mid-market affordability. The project will also include 20% worth of adaptable suites.
The revisions are designed to reduce traffic in the area and allow for the mall to remain open during part of the construction process.
In addition to residential components, the redevelopment is slated to feature approximately 450,000 square feet of new commercial space, including retail and community-serving amenities. A central retail high street, multiple plazas, a daycare, and a creekside community centre are also planned.
Overall, the development is expected to deliver approximately 2.3 million square feet of residential floor area. The site is being positioned as a new urban gateway to the city, with a focus on transit-oriented growth, sustainability, and public space integration along Mackay Creek.
The redevelopment project has been in the works since 2018.
