Leyad Acquires Seven Loblaw-Leased Grocery Stores
Leyad has acquired a 387,000-square-foot portfolio of seven single-tenant grocery storges located across Canada.
All of the stores are leased to Loblaw Companies Limited, one of Canada’s largest grocery-store operators, whose brands include Loblaws, Real Canadian Superstore, No Frills and T&T Supermarket, among others.
The portfolio spans British Columbia, Manitoba, New Brunswick, Nova Scotia, Saskatchewan and the Yukon, marking Leyad’s entry into both B.C. and the territory. Following the transaction, the company’s footprint now includes eight provinces — Alberta, British Columbia, Manitoba, New Brunswick, Nova Scotia, Ontario, Quebec and Saskatchewan — along with the Yukon.
Financial terms were not disclosed. According to a published report, Leyad bought the portfolio from an unidentified U.S.-based vendor in an off-market transaction.
Leyad said the acquisition reinforces its focus on necessity-based retail, with grocery-anchored assets forming a core part of its long-term strategy. Loblaw now becomes Leyad’s largest tenant by revenue, reflecting the firm’s emphasis on stable, essential-service retailers.
“With this acquisition, we are doubling down on the most resilient segment of retail real estate,” said Henry Zavriyev, CEO of Leyad. “These are established, high-performing locations that continue to play an essential role in the daily lives of the communities they serve.”
The company noted that the deal underscores continued institutional demand for grocery-anchored real estate backed by strong credit tenants. Loblaw, one of Canada’s largest food and pharmacy retailers, has also announced a $2.4-billion program to expand and modernize its store network nationwide.
Leyad is a real estate investment and development firm focused on acquiring and operating retail, commercial and residential assets across Canada, with a particular emphasis on necessity-based properties.
