Mississauga Cuts Development Fees In $401.4M Infrastructure Deal
Mississauga is eligible for up to $401.4 million in federal and Ontario infrastructure funding after committing to maintain steep cuts to residential development charges through March 31, 2029.
The city reduced charges by 50% beginning Jan. 29, 2025, and will eliminate them for rental units with one bedroom plus den, two bedrooms or three bedrooms. Mississauga estimates the measures and supporting infrastructure could unlock 90,000 new homes.
Funding could support a zero-emission transit maintenance and storage facility on land at 7300 West Credit Ave. in northwest Mississauga. Plans include bus storage, a maintenance garage and infrastructure.
A second allocation could advance downtown transit infrastructure, including a Transit Mobility Hub, transitway connections, bus platforms, pedestrian and bike facilities.
The announcement follows similar agreements for Hamilton and Vaughan, which Connect reported are eligible for a combined $1.269 billion after cutting or eliminating residential development charges. The three municipal allocations total nearly $1.67 billion.
Mississauga’s funding remains subject to a Canada-Ontario Build Communities Strong Fund agreement, approvals and a transfer-payment agreement with the city. Municipalities participating in the 10-year Development Charge Reduction Program must contribute at least 10% of project costs.
