Montreal’s Centre Rockland Sold To Developer Jadco

One of Montreal’s best-known shopping centres has changed hands, putting renewed attention on the future of Centre Rockland in the Town of Mount Royal.

The mall, at 2305 Rockland Rd., has long been a retail landmark serving affluent nearby neighbourhoods. It faces a changing competitive landscape, including the arrival of Royalmount, the luxury-oriented shopping and entertainment complex that opened nearby in 2024.

Centre Rockland remains a prominent retail destination, with grocery, pharmacy, fashion and service tenants. The property also includes a 24,000-square-foot ELNA Medical complex, which opened in 2021. Its ownership change puts fresh focus on how this established mall could evolve as retail centres increasingly add new uses and compete for shoppers.

The transaction also revives discussion around the wider Rockland area. In 2020, the Town of Mount Royal proposed a long-term vision that contemplated housing, offices, transit connections and green space around the shopping centre. The proposal met resident opposition and did not advance after the 2021 municipal election.

The Montreal Gazette, citing a deed of assignment and corporate records, reported that Cominar transferred Centre Rockland in early May to a numbered company for $1. The Gazette reported that André Doudak, the principal behind Montreal developer Jadco Real Estate, assumed control of that company the next day.

Neither Cominar nor Jadco responded to the newspaper’s questions about the sale or plans for the site. The $1 figure does not necessarily reflect the mall’s economic value. The Gazette reported the Town of Mount Royal assesses the property at $115 million, while Cominar acquired it for $271.6 million in 2014.
