Montreal’s South Shore Preparing for Development Boom
Montreal’s South Shore is poised for a major commercial real estate development surge in coming years, La Presse reported.
The report was based on comments that CRE estate and construction industry leaders made at the recent Quebec Construction Summit held at Plaza Rive-Sud in La Prairie, Que.
“We know that the next 10 to 15 years will be major [on the South Shore of Montreal],” Jean-Paul Mouradian, vice-president at Covico Construction and the event’s organizer, told La Presse.
More than 700 professionals attended the summit, which highlighted opportunities—and challenges—facing the booming region. While demand is strong, developers must also navigate a housing crisis, labour shortages, outdated infrastructure, and volatile material costs, conference attendees heard.
The South Shore suburbs of Longueuil, Que., Brossard, Que., and neighbouring municipalities are attracting waves of residents, especially since the pandemic accelerated remote work trends, according to La Presse. The newly built Réseau express métropolitain (REM) has played a key role in drawing people across the Saint-Lawrence River.
“We are Montreal’s first suburb, just minutes from the Champlain, Jacques-Cartier, and Victoria bridges,” said Mouradian in his interview with La Presse. “Then there’s Longueuil, Saint-Hubert, all the way to Candiac—the density can only increase.”
A flagship development is Devimco’s Solar Uniquartier in Brossard, located at one end of the REM.
“We’ve already completed 3,000 residential units, a hotel, a [RPA], and about half a million square feet of commercial and office space,” Laurent Messier, CEO and partner at Devimco, told La Presse.
Other major players include Rosefellow, developing the Pôle industriel Nord Saint-Philippe, and CarbonLeo, transforming DIX30 with pedestrian-friendly designs. Meanwhile, Groupe Boda is advancing eco-conscious projects such as La Prairie-sur-le-Parc.
The inaugural summit is set to become an annual fixture over the next decade.
