New Seniors Affordable Housing Project to Open in Vancouver
A new 157-unit seniors affordable housing project will open in east Vancouver this month.
The Timbre & Harmony project is located at 1425-1451 East 12th Avenue in the Grandview-Woodlands neighbourhood. The federal government funded the majority of the project through the the Affordable Housing.
The Federation of Canadian Municipalities provided additional funding through its Green Municipal Fund. Meanwhile, the City of Vancouver; TransLink, the region’s transportation authority; and Metro Vancouver, a municipality umbrella group, waived development cost levies.
The Brightside Community Homes Foundation will operate the new complex, which is a redevelopment of the Loyal Orange Manor and Edward Byers House.
The new buildings replace 57 rental homes that lacked features for seniors aging in place, according to a Brightside news release. Timbre & Harmony will house independent-living seniors and adults aged 55 and over.
The buildings will have elevators, accessible amenity spaces, and 35 accessible units. Tenants of the former buildings will have the right of first refusal to rent suites at the new site and under the same rental rates based on income.
The buildings are passive house-certified and produce zero zero carbon emissions while reducing energy consumption by up to 90% and providing high climate resilience.
“These new homes will provide much-needed, affordable housing for seniors,” said Taleeb Noormohamed, MP for Vancouver-Granville, in a news release. “They are an incredible addition to the community and will allow seniors to age in place.”
Colliers provided development management services, while Ryder Architecture designed it. Etro Construction served as the general contractor.
Leasing will begin this month.
