PCI, Low Tide Propose Three-Tower Development in Mount Pleasant

PCI Developments and Low Tide have submitted a rezoning application to develop three mixed-use towers in Vancouver’s Mount Pleasant district.

The proposal aims to rezone the site from CD-1 (Comprehensive Development) District to a new CD-1 district, facilitating the construction of the mixed-use complex. The development site is situated at 455-485 Great Northern Way and 1850 Thornton Street near Emily Carr University.

Plans call for a 20-storey office building with a four-storey podium, alongside two 35-storey residential rental towers also featuring four-storey podiums. The buildings would encompass 877,427 square feet with approximately 433,178 sf comprising the rental housing component.

A total of 548 rental units are slated to be built, with 20% offering below-market rents. Commercial spaces would be constructed across ground and podium levels. Extensive amenities, such as a childcare facility and ample parking and bicycle spaces, would also be included.

Plans also call for the project to integrate the future Emily Carr SkyTrain station.

Architects from Perkins & Will’s Vancouver studio are designing the project, while Vancouver-based PFS Studio will provide landscape architectural services.
