PCI Proposes Twin Apartment Towers in Marine Gateway Phase 2
PCI Developments has submitted a development application for Marine Gateway 2, a major expansion of its existing transit-oriented mixed-use hub at Vancouver’s Marine Drive Station.
The proposal calls for two 43-storey rental-apartment towers, along with a 10-storey mid-rise and a seven-storey mid-rise. Together, the residential component would deliver 1,000 rental units, including 800 market units and 200 below-market units offered at 10% below Canada Mortgage and Housing Corporation’s average city-wide rent.
The 8530 Cambie Street site is currently zoned industrial, and PCI is seeking to rezone it to comprehensive development. The application outlines a maximum height of 451.8 feet and total floor area of more than 1.16 million square feet, translating to a density of 5.33 FSR.
The plan also features about 125,800 sf feet of retail space and 256,400 sf of industrial space.
Architecture firm Perkins & Will is designing the proposed project.
A public question-and-answer period will be held from October 28-November 12.
