Pemberton Plans to Develop Nine MF Towers at Erin Mills Mall 

The Pemberton Group plans to develop nine multi-family residential towers at the Erin Mills Town Centre (EMTC) mall in Mississauga, Ont., as part of a mixed-use redevelopment project.

The company has filed a development application with the city, proposing a large-scale redevelopment of the mall’s western edge at 5100 Erin Mills Parkway. Plans call for the towers to range in height from 20 to 44 storeys.

“The proposed development is designed to be complementary to the existing EMTC mall and to rely on the surrounding area’s plentiful supply
of existing employment, community facilities, medical and public services, schools and commercial and retail services,” states the development application.

The project is slated to involve five construction phases, accommodating 3,162 residential units across approximately 2.3 million square feet of space. ]

“The EMTC mall and outparcel commercial buildings south and southeast of the subject lands will be retained and are required to continue functioning
through redevelopment of the subject lands,” states the development application.

Plans also calls for a public park and urban plaza spanning nearly two acres.

“The proposed development is designed to be complementary to the existing EMTC mall and to rely on the surrounding area’s plentiful supply of existing employment, community facilities, medical and public services, schools and commercial and retail services,” states the development application. “Central to the design, the proposed development includes a significant open space component intended to generate places to meet and gather, provide flexibility in programming and to provide linkages to surrounding areas and a direct connection to the EMTC mall centre.”

These features are designed to improve pedestrian connectivity and mall traffic, blending residential density with modern community spaces. Additionally, the project will provide about 4,300 parking spaces and 2,100 bicycle slots.

Pemberton intends to add significant population growth and vibrancy to the Erin Mills area. The proposed development will create a “complete community,” the company says.

Concord, Ont.-based Pemberton specializes in developing residential and commercial real estate projects across the Greater Toronto Area.
