Place Versailles to Remain Open During Site Transformation

Plans for the first phase of the massive $2.2-billion Place Versailles shopping mall redevelopment project in Montreal were unveiled Monday.

If everything proceeds as planned, the iconic East End shopping centre will remain open to the public throughout the transformation.

“Place Versailles will continue to fulfill its local and regional commercial role,” Kevin Robinson, a representative for the mall’s owners, said during the Sommet de l’Est organized by the Chambre de commerce de l’Est de Montréal.

Renovation and beautification work will be undertaken to enhance the existing retail offerings,”

Some stores would be eventually be moved to allow for the transformation project to begin, he added.

The redevelopment aims to create a sustainable, mixed-use neighbourhood while preserving the mall’s commercial function. Retail activity will continue, with some stores eventually relocated to accommodate construction.

The initial phase of the project, expected to begin in 2026, will transform a large northeast parking lot into a vibrant space that includes 2,528 residential units—304 of which will be designated as social housing—and a seniors residence. The initial phase also features a 61,524-square-foot central park and 36,918 sf of new retail space.

Designed with an eco-responsible approach, the overall plan for the 17-hectare site includes enhanced green infrastructure, ecological corridors to support biodiversity, permeable surfaces, rainwater-retention systems, and improved active mobility through bike paths and redesigned roadways.

When completed, the redevelopment is slated to feature 5,805 housing units, three public parks, a multi-functional public square, an elementary school, offices, a hotel, and community amenities—all while maintaining Place Versailles’ longstanding role as a commercial hub.
