Primaris is investing $49.5 million to relocate and rebuild the food court at Promenades St-Bruno, which spans more than one million square feet on Montreal’s South Shore.

The redevelopment at 1, boul. des Promenades in Saint-Bruno-de-Montarville, Que., will move the food court into the current Marché des Promenades space. Seating capacity will double to 1,100, while the number of food vendors is expected to remain similar.

“This investment will transform an already successful dining destination into a modern gathering place,” said Julie Morin, general manager of Promenades St-Bruno.

Plans also call for a direct-access outdoor terrace and dedicated exterior entrance, allowing longer operating hours, takeout and delivery beyond the mall’s regular schedule.

Once the relocation is complete, the existing food court will be converted into 20,000 square feet of retail space, creating leasing opportunities.

Construction is scheduled to begin in mid-September 2026, with the mall remaining operational. The new food court is expected to open in fall 2027, followed by the converted retail space in November 2028.

Promenades St-Bruno generates approximately $290 million in annual tenant sales. Primaris said its same-store sales productivity exceeds $1,000 per square foot.

The property is part of Primaris’s 14.6-million-square-foot enclosed shopping centre portfolio, valued at approximately $5.2 billion at the company’s share.
