Prologis Leases Entire 246K-SF Mass-Timber Brampton Warehouse

Prologis has fully leased its 246,007-SF Evergreen distribution facility at 5525 Countryside Dr. in Brampton, filling one of the GTA industrial market’s more unusual new buildings.

CBRE Vice Chairman Kyle Hanna announced the transaction on behalf of Prologis. The tenant was not disclosed, and neither the lease term nor occupancy date has been made public.

Evergreen was built using mass timber in place of conventional steel structural components, a design Prologis has described as the first large-scale mass-timber industrial facility of its kind in North America. The building has also earned LEED Gold certification.

The 36-foot-clear warehouse includes 35 dock doors, 43 trailer parking stalls, 210 car spaces and 2,000 amps of power.

Evergreen is part of Prologis Highway Park 50, where Lululemon occupies a neighbouring 977K-SF distribution centre at 5515 Countryside Dr. The surrounding logistics cluster also includes Pet Valu’s 670K-SF automated distribution centre on Highway 50.

Prologis had been marketing the entire Evergreen building for lease and this summer offered a $2/SF moving allowance for deals of at least 100K SF executed by Aug. 31. The company has not said whether that incentive formed part of the transaction.
