Pure Industrial Fills 411K-SF Former HBC Distribution Centre

One of the largest industrial vacancies created by Hudson’s Bay’s collapse has been filled, with Pure Industrial leasing the former retailer’s entire 411K-SF Richmond distribution centre.

The deal at 18111 Blundell Rd. removes a block of space that had a measurable impact on Metro Vancouver’s industrial market when it became available last year. The former HBC facility was a major contributor to a 50-basis-point increase in regional availability during the second quarter of 2025.

Pure had been marketing the 26-acre property at $23.50 per SF net. The distribution centre includes 119 dock level doors, a 30-door cross-dock wing and parking for 256 trailers.

The new tenant has not been disclosed. Avison Young principal Mathew Sunderland represented the occupier, while Avison Young and CBRE represented Pure.

HBC leased four Canadian distribution centres when it entered creditor protection in March 2025, including three in the Toronto area. Some of that industrial footprint remains unresolved more than a year later.

The former 741K-SF HBC distribution centre at 100 Metropolitan Rd. in Scarborough remains available for lease, while Colliers is marketing up to 274K SF for short term occupancy at HBC’s former Toronto Logistics Centre at 145 Carrier Dr.
