Pure Industrial Puts 110K-SF Tesla-Leased Markham Facility On Market
Pure Industrial has put Tesla’s 110K-SF battery manufacturing facility in Markham on the market, an older industrial property that has been substantially upgraded to support the automaker’s specialized operations.
Tesla fully leases the 110,236-SF building at 95 Clegg Rd., where it has invested significant capital in electrical and mechanical infrastructure, including boosting power service to 3,000 amps.
The tenant has also added warehouse racking, security and technology systems and employee amenities, effectively transforming the 1998-built property for its manufacturing use.
Colliers, which is marketing the 5.33-acre property without an asking price, points to that investment as evidence of Tesla’s commitment to the location. The company occupies the building under a net lease with annual rent increases.
The precast facility has a 24-foot-seven-inch clear height, six dock-level loading doors and 112 parking spaces. It sits east of Highway 404, with access to Highways 7 and 407 and the Unionville GO station.
Pure Industrial owns the property through PIRET (95 Clegg Road) Holdings. The former public REIT was taken private by Blackstone and La Caisse in 2018.
