The fourth building at Xchange Business Park in Abbotsford is now fully leased, adding another completed piece to QuadReal and Hungerford Properties’ 140-acre Fraser Valley industrial development.

The partners have finished leasing the 71K-SF Building 11 at 30300 Brookside Ave. to two tenants.

White Cap committed to about 35K SF as construction began in October 2025 and is expected to open there in early 2027. The second tenant has not been publicly identified.

Building 11 follows three other fully leased buildings at Xchange, bringing completed and occupied space at the park to more than 365K SF.

Colliers, which handled leasing, has placed seven tenants across Buildings 1, 2 and 11 since the second quarter of 2025, accounting for 328K SF.

The leasing is steadily filling out a site that was described when construction began as the last major block of developable industrial land in west Abbotsford north of Highway 1.

Xchange is planned for 11 buildings and 1.3M SF at full buildout. Earlier phases include a build-to-suit facility for Cintas, while additional build-to-suit sites remain available across the park.
