RFA Financial Secures 121K SF of New Office Tenancies in Downtown Winnipeg
RFA Financial has secured two new office tenancies spanning 121,300 square feet in downtown Winnipeg.
The deal involves the leasing of two spaces near the iconic corner of Portage Avenue and Main Street in the heart of the city’s central business district to IG Wealth Management. IG, which has operated in Winnipeg for almost 100 years, will establish the interconnected properties as its new national headquarters.
In a corresponding move, IG will sell the building that it currently occupies nearby 447 Portage Avenue.
IG has signed a 20-year agreement covering spaces at 360 Main Street and 300 Main Street, with the leases scheduled to begin in 2028. The tenancies include nearly 115,000 sf across six full floors at 360 Main and an additional 6,300 sf at 300 Main, Manitoba’s tallest building.
Employees from IG’s sister company Mackenzie Investments will also relocate to the Main Street locations, said IG.
RFA’s newly secured tenancies come amid ongoing efforts to boost occupancy in the downtown Winnipeg office sector and revitalize the city core, both of which have been slow to recover from the effects of the COVID-19 pandemic.

RFA said the lease will increase committed occupancy in its core Winnipeg office portfolio to approximately 95% from 79.6% and is expected to boost net operating income by about 59.7%, adjusted to reflect the expiry of an existing lease within the premises to be occupied by IG.
“This landmark transaction, the largest private-sector relocation to an existing class A downtown Winnipeg office building in recent history, highlights the exceptional efforts of our leasing team and their success in delivering a transformative leasing outcome for the property and for Winnipeg’s downtown,” Riley added.
RFA said the move is expected to bring more than 1,000 IG employees to downtown Winnipeg, increasing foot traffic and supporting nearby retailers and service businesses.
“Reopening Portage and Main to pedestrians was all about creating a downtown where people and businesses want to be,” said Winnipeg Mayor Scott Gillingham. “The city and property owners like RFA have put huge investments into this corner recently, and IG choosing to recommit to downtown by bringing hundreds of employees right to 360 Main shows those moves are delivering results.

The interconnected office campus is linked to Winnipeg’s underground retail concourse and skywalk system. As part of the lease, IG has secured exclusive signage rights atop 300 Main as well as rooftop signage at 330 Main.

The shift also also allows IG to focus its financial resources on serving clients, supporting employees and advisors, and continuing to invest in communities in which it operates, said the company. the firm operators,
The Main Street leases are consistent with IG’s office footprint in other markets. The firm does not own any of its other office spaces. The company is seeking to secure a new owner who will repurpose the building “so that it continues to contribute to the development of the downtown core for years to come.”
Founded in 1926, IG ranks among Canada’s leading financial planners with approximately $176 billion in assets under management as of June 30. The company serves approximately one million clients through an advisor network located across the country. The firm is a subsidiary of IGM Financial, which is owned by Canadian investment giant Power Corporation.
Toronto-headquartered RFA Financial was formed in early 2026 as the former Winnipeg-based Artis REIT merged with RFA Capital as part of a take-private deal involving a reverse takeover. Artis changed its name to RFA Financial, but former Artis unitholders own most of RFA Financial’s stock.
