Salthill Buys 175K-SF Calgary Grocery-Anchored Shopping Centre

Salthill Capital has acquired Sage Hill Quarter, a 175K-SF shopping centre in northwest Calgary that is in the middle of a grocery-anchor transition.

The deal was announced over the weekend. No purchase price, cap rate or closing date was provided.

Built between 2019 and 2021, the centre at 455 Sage Valley Dr. N.W. was developed and previously owned by Ronmor Developers. Shoppers Drug Mart anchors the property, while FreshCo is preparing to open in the space vacated by Calgary Co-op in March.

FreshCo’s arrival was already public before Salthill announced the acquisition, with Sobeys hiring for the Sage Hill store in August. Salthill now lists FreshCo among the centre’s anchors and says the store is opening soon.

Earlier leasing material described Sage Hill Quarter as nearly fully leased. Other tenants include Anytime Fitness, restaurants and medical clinics.

The retail forms part of a broader mixed-use development that also includes Q Condos, a sold-out 173-unit project completed in two phases between 2021 and 2023. The centre also sits amid continued residential growth in Sage Hill and nearby Glacier Ridge.

CBRE’s Richie Bhamra and Geoffrey Mar brokered the transaction.
