SmartStop to Develop New Self-Storage Outlet in Edmonton
SmartStop Self Storage REIT has acquired a 1.75-acre parcel in Edmonton and to develop a new class A self-storage facility with SmartCentres.
The site, located at 8403 127 Ave. N.W. about 5.6 kilometres north of downtown, offers strong visibility to southbound traffic along 82 Street N.W.. The proposed project will feature a four-storey building with two elevators and approximately 99,650 net rentable square feet of storage space, consisting entirely of climate-controlled units.
The surrounding approximately seven-kilometre area has a population of about 193,000 and is projected to grow by 8.6% over the next five years, supporting continued demand for self-storage in the area, said the REIT.
Construction is expected to begin in the second quarter of 2027, with a planned soft opening in the third quarter of 2028. Once complete, the facility will serve the neighbourhoods of Balwin, Delton, Elmwood Park, Killarney, Calder, Sherbrooke and Westwood.
The project will mark SmartStop’s sixth location in the Edmonton region, expanding the REIT’s presence in Alberta.

Ladera Ranch, Calif.-based SmartStop is an internally managed REIT that owns and operates self-storage facilities in Canada and the United States.
