Sobeys Aims to Convert Former Toys R Us Store into FreshCo Grocery Store

Sobeys is seeking city approval to redevelop the former Toys R Us store building on Vancouver’s west side into a FreshCo discount-grocery store.

The company has submitted a development application for the long-vacant site at 1154 West Broadway, between Alder and Spruce streets, proposing a grocery conversion that does not require rezoning because the property is already designated for commercial use. WA Architects filed the application on behalf of Sobeys.

“The operation is intended to serve local residents and nearby businesses within the City of Vancouver offering affordable grocery options within walking and driving distance,” wrote Elsa Yip, a senior project manager with WA Architects in a cover letter submitted as part of the development application.

The development proposal still requires approval from the city’s director of planning after online public feedback was completed recently.

Andy Yan, director of Simon Fraser University’s city program, told Postmedia that the proposed development is the “right fit” for the neighbourhood as rental and condominium projects are expected to pop up around it under the Broadway plan.

Rather than demolish the structure, Sobeys plans to reuse the existing building, which spans just over 30,000 square feet, with a mix of interior renovations and modest exterior upgrades. The proposal includes removing the Toys R Us branding while preserving the iconic Bow Mac sign, erected decades ago when the property served as a car dealership.

The sign would be restored and paired with new FreshCo signage.

The redevelopment would retain three existing loading bays that previously served the toy retailer. The grocery store would operate seven days a week, with extended daily hours, and receive regular deliveries.

FreshCo is Sobeys’ discount-grocery chain and forms part of its broader Canadian portfolio, which also includes Safeway, IGA and Thrifty Foods. Sobeys is owned by Empire Company.
