Southwestern Ontario Industrial Absorption Takes 85% Fall

Southwestern Ontario industrial real estate absorption nosedived 85% year-over-year in 2025, says a new report from JLL.

Year-end 2025 absorption totalled 452,972 square feet compared to about three million sf at the end of 2024.

Meanwhile, the region’s average industrial vacancy rose 170 basis points, due mainly to about 2.6 million sf of new deliveries. The average rent fell 7%, or $1.01 per square foot, year-over-year.

More design-build projects were in the development pipeline, with 64% of projects preleased.
