St. Thomas Readies 1,000 Acres For Industrial Growth Around Battery Hub

More than 1,000 acres of serviced, shovel-ready industrial land are being positioned for development around St. Thomas’ emerging battery-manufacturing hub.

The land is part of Yarmouth Yards Industrial Park, where Volkswagen subsidiary PowerCo and battery-materials manufacturer Vianode are anchoring more than $10 billion of investment.

PowerCo is developing its $7-billion battery-cell gigafactory on roughly 350 acres, while Vianode is planning a $3.2-billion synthetic-graphite plant nearby.

Private development is also taking shape next door. Vicano is building Highbury Industrial, a 67-acre complex planned for 1.3 million square feet across five buildings. Its first roughly 148,000-square-foot building is under construction, with space being marketed to manufacturing, logistics and distribution users.

The expansion marks a significant industrial reset for St. Thomas, where automotive manufacturing was a major economic driver for decades before the 2008 recession triggered a wave of plant closures, including Sterling Trucks in 2009 and Ford’s assembly plant in 2011.

The city is now trying to rebuild that manufacturing base around batteries and advanced materials, supported by new roads, water, wastewater and rail infrastructure intended to attract additional manufacturers and suppliers to the district.
