SVEC Proposes 55-Storey York Mills Centre Redevelopment

SVEC Group has submitted rezoning applications for the eastern portion of York Mills Centre, an office and retail complex connected to York Mills subway station.

The 8,723-square-metre redevelopment site at 20 and 36 York Mills Rd. in Toronto contains two connected buildings ranging from five to seven storeys. They accommodate offices, service-commercial uses and a daycare.

The proposal would demolish 36 York Mills and all but 482 square metres of 20 York Mills, which would remain as a link to the centre’s retail space. An eight-storey mixed-use podium and towers of 40 and 55 storeys would replace the buildings.

Plans call for 903 homes, with 636 condominiums in the west tower and 267 market-rental units in the east tower. The project would contain 85,220 square metres of gross floor area, including 82,336 square metres of residential space and 2,884 square metres of retail.

The application proposes 612 vehicle parking spaces and 692 bicycle spaces. Hariri Pontarini Architects is designing the project, while Bousfields submitted the applications.

The office buildings fronting Yonge Street would remain. The proposal would not alter York Mills subway station or the TTC and GO bus terminals, and existing internal transit connections would continue operating without changes.
