Construction has started on two connected rental developments on Danforth Avenue in Toronto that will combine market, affordable and rent-controlled housing with a permanent home for a French-language theatre company.

The projects are located at 1095-1111 Danforth Ave. and neighbouring 1117 Danforth Ave. Earlier City of Toronto approvals identify a combined 380 apartments, although the development partners now say the revised project will contain more than 400 homes.

Woodbourne Capital Management is developing the privately owned rental building at 1095-1111 Danforth. The site includes the former Trull Funeral Home, a two-storey Neo-Gothic building constructed in 1931 and listed on Toronto’s heritage register.

The Woodbourne development will also contain a permanent venue for Théâtre français de Toronto. The project partners have not disclosed the theatre’s size or expected opening date.

Neighbours Community Homes will operate the adjoining 14-storey building at 1117 Danforth. Its 108 apartments will include 67 affordable homes and 41 rent-controlled units. The affordable component includes 27 replacement social-housing apartments.

The neighbouring developments are being constructed concurrently by the same construction manager. The partners say they will share infrastructure and co-ordinate their construction schedules, reducing costs and disruption.

According to the project announcement, the City of Toronto is contributing more than $13 million in capital funding and providing over $14 million in financial incentives to support the affordable-housing component.

The 1117 Danforth development is expected to be ready for occupancy in 2029. A completion date for Woodbourne’s building was not disclosed.

Neighbours Community Homes was created through the merger of Houselink Community Homes and Mainstay Housing. It operates approximately 1,140 apartments across about 50 Toronto properties.
