T&T Takes Half Of Former Bay Box At CF Markville

Cadillac Fairview has landed T&T Supermarket for 68,000 SF of the former Hudson’s Bay space at CF Markville, providing a significant replacement tenant as Canadian mall owners continue to work through the department store chain’s collapse.

The Loblaw-owned Asian grocer will occupy the lower level of the former Bay at 5000 Hwy. 7 in Markham, relocating from its existing 50,000-SF Unionville store. The new location is expected to open in 2028 and will be T&T’s 18th Ontario store and the largest Asian supermarket in Markham.

The lease absorbs roughly half of the former Bay box. Cadillac Fairview leasing plans show the department store occupied about 140,000 SF across two levels before its closure, including approximately 68,000 SF on the lower level.

The deal comes as landlords across Canada seek new uses for large blocks of mall space left behind by Hudson’s Bay.

A CoStar forecast released Tuesday said mall vacancy jumped from 3% to 8% in the second quarter of 2025 following the Bay closures, with quarterly net absorption falling to negative five million SF. Overall Canadian retail vacancy increased from 1.8% to 2.5% and has remained near that level over the past year.

Retail construction has also slowed sharply, with about five million SF underway nationally in the second quarter of 2026, the lowest level since the pandemic.

CF Markville contains approximately 993,000 SF and 180 stores. The T&T deal follows the grocer’s continued push into major Canadian shopping centres, including new locations announced this year at CF Sherway Gardens in Toronto and CF Polo Park in Winnipeg.
