Vancouver Petro-Canada Site Gets 26-Storey Tower Proposal

A Petro-Canada station at one of Vancouver’s major west-side intersections could give way to a 26-storey condominium tower as redevelopment continues around Oakridge.

A rezoning application for 5680 Oak St., at the northeast corner of Oak Street and West 41st Avenue, calls for 193 strata homes and 4,070 SF of ground-floor retail. The approximately 281-foot building would include five levels of underground parking.

The property is currently occupied by a Petro-Canada station and 7-Eleven and is owned by Suncor Energy, according to B.C.’s Land Owner Transparency Registry. JTA Development Consultants submitted the application on Suncor’s behalf, with MCMP Architects designing the project.

The proposal would increase permitted density to a floor space ratio of 10.92 and requires Vancouver to amend its recently adopted Official Development Plan, shifting the site’s designation from mixed-use mid-rise to mixed-use high-rise.

The site sits beside the former Oakridge Transit Centre lands, where Grosvenor is advancing its large Mayfair West redevelopment, and about two blocks from Oakridge Park.

Suncor is also pursuing redevelopment approvals for another Vancouver Petro-Canada property at 1743 Burrard St., highlighting the redevelopment potential embedded in some of the company’s urban gas-station holdings.
