Vital Infrastructure Secures $500M Credit Facility For Health-Care Growth

Vital Infrastructure Property Trust, which owns 104 health-care properties globally, has secured a $500-million senior unsecured credit facility, giving the REIT flexibility to fund acquisitions and other investments.

The facility replaces a $370-million secured credit line and matures in August 2031. The shift provides $130 million of additional borrowing capacity without requiring Vital to pledge properties as collateral. Lenders are instead relying on the REIT’s balance sheet and a $2.1-billion pool of properties without mortgages or other claims against them.

Vital said the added capacity will support acquisition opportunities and disciplined capital allocation. The financing follows its $126.7-million purchase of the East New York Health Hub at 101 Pennsylvania Ave. in Brooklyn in July. The 142,249-square-foot outpatient medical facility is fully leased to AdvantageCare Physicians New York, with approximately 11 years remaining on the lease.

Vital funded the Brooklyn deal with proceeds from its recent sale of 33 properties in Germany and the Netherlands, along with its previous credit facility.

The new unsecured structure also gives Vital more flexibility to buy, sell or refinance individual properties, while the longer term reduces near-term refinancing risk. Its 11.1-million-square-foot portfolio includes outpatient, inpatient and health research facilities across North America, Brazil, Europe and Australia.
