Westerkirk’s 6,420-Unit Oakville Plan Heads To Public Meeting

Westerkirk Capital’s plan to build a 6,420-unit community in north Oakville will face its first statutory public meeting Tuesday night as the investment firm seeks major planning approvals for a nearly 50-acre site.

The proposal for 340 Burnhamthorpe Rd. E. and 3437 Trafalgar Rd., at the southeast corner of Burnhamthorpe and Trafalgar roads, calls for 27 buildings across 12 development blocks and seven phases. Ten towers would range from 18 to 30 storeys.

The largely undeveloped property would be transformed into a mixed-use neighbourhood with residential units across multiple tenures, including rental, and about 156,000 SF of commercial and retail space.

The plan also includes five new public streets, road widenings along Trafalgar and Burnhamthorpe, 7,703 parking spaces and 0.5 hectares of public parks. Land would be reserved for a future elementary school.

The site sits within Oakville’s rapidly developing northern growth area, where large tracts of former agricultural land are being converted into higher-density residential and mixed-use communities as the town works toward provincial housing targets.

Westerkirk is also a partner with Grosvenor on the $1.5B first phase of Brentwood Block in Burnaby.

The project requires Official Plan and zoning amendments as well as draft subdivision approval, setting up a lengthy municipal review of one of the largest development proposals now moving through north Oakville.
